What is SPMG Auburn?

SPMG Auburn is a residential property management company for people who own rental homes in and around Auburn, California. Its site describes it as "a family-owned, full-service residential property management company serving Auburn, Sacramento & Northern California," with the tagline "Less risk. More personable."

In plain terms, an owner hands the company the day-to-day work of running a rental: finding and screening a tenant, signing the lease, collecting rent, arranging repairs, keeping the books and sending monthly statements. The company says it serves both sides of the rental. Owners get management, and tenants can browse its rental listings, apply online and use a resident portal.

Two things set its offer apart on paper. First, the published fee structure: a management fee the site describes as typically 8% to 10% of monthly rent, with no turnover fees and no renewal fees. Second, a specialty service for senior living facilities (independent living complexes, assisted living facilities and memory care units), which is unusual for a small residential manager.

The company says it was founded on personal experience: "Having owned and managed rental property ourselves, we know the responsibilities that come with being a landlord," from contracts and paperwork to property issues and "the complex California and Federal laws." The site does not give a founding year.

Why does it use several names?

You will see a few names on and around the site, which can be confusing when you search for the company:

  • Auburn Property Management is the name in the site's page titles, in its Google review quotes and in many of its articles.
  • SPMG and SPMG Auburn are used in the headings, the onboarding steps and the article bylines.
  • Sacramento Property Management Group is the name in the copyright line and the cookie policy. The company email address uses the sacramentopmg.com domain.
  • The privacy policy uses SPMG Auburn Property Management Group.

These all point to the same business. The California Department of Real Estate (DRE) public record for Mark A. Shvaya's broker license lists "Sacramento Property Management Group," "SPMG" and "SPMG Property Management" as active DBAs (fictitious business names) on that license. A DBA is simply a trade name a licensed broker is allowed to do business under, so contracts and disclosures should tie back to the broker license number.

Who owns or runs SPMG Auburn?

The site names two people:

PersonRole on the siteLicense shownWhat the site says they do
Mark ShvayaDesignated BrokerCA DRE #02243502Leads the company "with a focus on compliance, transparent pricing, and doing right by every owner"
George ShvayaSalespersonCA DRE #02237868"The hands-on face many clients know by name," handling marketing, tenant screening and make-ready coordination, including for out-of-state landlords

The About page says Mark built the company on the belief that property management "should feel personal," not corporate, and that owners "work directly with the owners, not a call center." The site calls the business family-owned and family-run.

Under California law, a property manager who collects rent and leases property for others generally needs a real estate license, and a salesperson works under a responsible broker. The DRE record matches the site's description: George Shvaya's salesperson license lists Mark A. Shvaya (02243502) as the responsible broker.

Is SPMG Auburn legit? What you can check

We don't give verdicts on our clients, but here is what you can check for yourself, and what we found when we checked on 22 October 2026:

  • Broker license. The DRE public license lookup shows license 02243502 as a BROKER license for Mark A. Shvaya, status LICENSED, issued 18 March 2025 and expiring 17 March 2029, with "NO DISCIPLINARY ACTION" and "NO OTHER PUBLIC COMMENTS." This is the number the site shows in its footer and on every main page.
  • Salesperson license. License 02237868 shows as a SALESPERSON license, status LICENSED, issued 18 March 2024 and expiring 17 March 2028, with Mark A. Shvaya as responsible broker and "NO DISCIPLINARY ACTION."
  • Trade names. The same broker record lists Sacramento Property Management Group, SPMG and SPMG Property Management as active DBAs.
  • Contact details. The site publishes a phone number (530-450-3366), an email address (hello@sacramentopmg.com) and a "Find us on Google" link to its Google Business Profile.
  • Reviews. The site shows a 5.0 Google rating and "12+ Google reviews" (see below).

You can run the license check yourself on the DRE's public license lookup. It is a good habit with any property manager: the license number should appear in the management agreement, and the name on the agreement should match a DBA or the broker's name on the record.

What services does SPMG Auburn offer?

The Services page says the company offers "the best full-service management, at a consistent price," and lists six core services. The table pulls together what the site says about each one, from the Services page and its own articles.

ServiceWhat the site says it includes
Tenant screeningAn online system that verifies employment, funds, rental history and credit score. Its articles add eviction history, criminal background checks within California's rules, and direct calls to employers and former landlords.
Rent collection"Consistent, on-time rent collection with transparent online payments and clear owner disbursements."
Maintenance and repairsA network of contractors and vendors the company coordinates; it says it "facilitates and coordinates all repairs and maintenance."
Lease agreementsAll contracts and paperwork "in full compliance with complex California and Federal laws." Articles describe attorney-vetted leases that are updated regularly.
Accounting and reporting"Detailed monthly reports and organized financial records" kept for tax time.
Marketing and leasingMarketing to attract tenants; the site says "we can start marketing your property right away."
Senior living facility managementA separate specialty service (see below).
One-time turnover servicesOffered "on request," per the Services and Pricing pages.
Free rental analysisA "Request a Free Analysis" and "Instant Rental Analysis" form for owners who want a rent estimate.

The company also says it treats your property "as if it were our own," and that you keep the final say. Its FAQ answers "Will I still have a say in decisions about my property?" with: you will be kept informed and consulted "on important decisions such as tenant selection or major repairs. Ultimately, the final decision is yours."

The site does not describe services such as short-term or vacation rental management, commercial property management, HOA management or real estate sales. If you need any of those, ask before assuming they are included.

How much does SPMG Auburn charge?

Here is what the site publishes, as checked on 22 October 2026.

FeeWhat the site says
Monthly management fee"Typical management fee of 8%–10% of monthly rent," or "a flat fee depending on your property"
Turnover feeNone ("No turnover fees")
Renewal feeNone ("No renewal fees")
One-time turnover servicesAvailable on request; price not published
Portfolios (several rentals)Custom pricing quote; call to create a custom plan
Transferring from another manager"Contact us for custom pricing with no hidden fees"
Leasing or tenant-placement feeNot published
Setup fee, maintenance markup, reserveNot published
Discovery call and rental analysisFree, no obligation

The Services FAQ puts it this way: "The cost varies depending on the specific services provided and the size of your property. We charge a percentage of the monthly rental income or a flat fee (8%–10%)." The Pricing page calls the pricing "competitive, simple, and all-inclusive," and the About page adds: "What we quote is what you pay."

What a percentage fee looks like in dollars. As simple arithmetic (not a quote): on a home renting for $2,400 a month, 8% is $192 a month and 10% is $240 a month, or $2,304 to $2,880 a year. Where in that range your property lands, or whether a flat fee applies instead, is set in your quote.

Fees to ask about. The company's own 2026 fee guide on its blog lists the charges owners commonly see across the Auburn market: a leasing fee (which it describes as often around half to a full month's rent), renewal fees, setup fees, maintenance markups and a held repair reserve. The article is clear that these are "typical market ranges for our region in 2026, not a specific quote from SPMG." SPMG Auburn publishes that it charges no turnover and no renewal fees, but it does not publish whether it charges a leasing fee, a setup fee or a markup, or what reserve it holds. Ask for the full written fee schedule and whether the percentage is charged on rent collected or rent due, the same questions its own guide recommends.

Payment methods for owners and the timing of owner disbursements are not published beyond "clear owner disbursements" and online rent payments for tenants.

How it works for owners, step by step

The home page lays out a three-step start, and the rest of the site fills in what happens after.

  1. Free discovery call. "Tell us about your property and goals in a quick, no-obligation conversation." You can call 530-450-3366 or send the contact form, which asks whether you are a property owner, prospective tenant, current tenant or senior living administrator. The form says the company will be in touch "within one business day."
  2. Free rental analysis (optional). The "Request a Free Analysis" button collects your property details so the company can estimate a rent. Its articles describe pricing based on a comparative rental analysis of similar Auburn homes that are listed or recently leased.
  3. Custom management plan. "We build an all-inclusive plan with a consistent price and no hidden fees." This is where the percentage or flat fee for your property is set.
  4. Marketing. "We start marketing" right away. Articles describe professional photos, listing descriptions and posting across rental websites.
  5. Screening and leasing. Applicants are screened and a lease is signed; the company says its leases are attorney-vetted.
  6. Ongoing management. The company collects rent, handles maintenance requests, coordinates vendors and sends "transparent monthly reports."
  7. Renewals and turnovers. Its articles describe a standard workflow that starts renewal talks about 90 days before a lease ends. If a tenant leaves, the company handles the move-out inspection and security deposit process.

The home page says you "can sign up in minutes." The site does not publish the length of its management agreement, the notice needed to cancel it, or whether there is a cancellation fee. Ask for these terms in writing before you sign.

How SPMG Auburn screens tenants

Tenant screening is the service the site describes in the most detail. On the Services page, the company says its "online system verifies employment, monetary funds, past rental history as well as their credit score." Its articles say more about the method:

  • Background checks that the company says include nationwide eviction history, criminal background and a detailed credit report.
  • Direct verification: calling employers, and using property records to confirm that a "former landlord" really owns the property. The company also says it tries to reach earlier landlords, not just the current one.
  • Consistent criteria: "We ensure that every applicant is treated exactly the same, using objective criteria to make decisions," which the company ties to Fair Housing compliance.
  • California-specific rules that its screening checklist covers, such as source of income (housing vouchers) being a protected category, individualized review of criminal history rather than blanket bans, and sending an Adverse Action Notice when an application is turned down based on a consumer report.

The company also describes itself as "a buffer, keeping you emotionally detached from the decision so that it remains purely a business transaction." The site does not publish its exact income threshold, application fee or minimum credit score. Its screening article discusses common market standards (such as income of about 2.5 to 3 times the rent) but does not state which one SPMG Auburn uses.

Maintenance, repairs and emergencies

The site says the company has "a network of trusted contractors and vendors for any necessary repairs or maintenance tasks," and that it coordinates all of them. Its articles describe a preventative approach in more detail:

  • A preventative maintenance calendar for every property it oversees.
  • A vetted network of licensed and insured vendors, for work from HVAC service to tree trimming.
  • Regular property inspections to catch issues early.
  • Tenant maintenance requests through a 24/7 online portal.
  • A seasonal plan built around Auburn's climate: AC service in spring, fire safety and defensible space in summer, furnace service and gutter cleaning in fall.

Wildfire season. Because many Auburn homes sit in the wildland-urban interface, the company has a dedicated article on defensible space, home hardening, the insurance market and tenant communication. It says it walks owners through this every season and offers to coordinate a pre-season inspection.

The site does not publish an approval limit (the repair amount the company can spend without asking you first), whether it marks up vendor invoices, or an emergency phone line separate from the main number. These are worth asking about.

Leases, deposits and California rules

The company says legal compliance is "at the core of our operations." Across its articles, it says it:

  • Stays current on state and local law changes.
  • Uses lease agreements that are "attorney-vetted and updated regularly."
  • Handles notices to tenants, "from entry notices to termination proceedings."
  • Manages the full security deposit process, "from collection to the final itemized disposition," including California's 21-day return deadline and the one-month deposit cap that took effect on 1 July 2024.
  • Documents move-in and move-out condition, including the pre-move-out inspection tenants can request.

Its blog includes long explainers on the Tenant Protection Act and SB 567, deposit rules under Civil Code 1950.5 and AB 12, entry notice, and screening law. These are useful background, and the company itself labels some of this content "general guidance, not legal advice."

This guide is not legal advice. For a question about your own lease, notice or eviction, talk to a California landlord-tenant attorney.

Senior living facility management

SPMG Auburn has a separate page for senior living facilities, aimed at administrators and owners. The company says these properties "require management that extends far beyond traditional property oversight," and lists four areas it covers:

  • Critical infrastructure and maintenance: keeping the property "functional, compliant, and welcoming," from routine work to critical systems.
  • Safety and accessibility: overseeing updates and modifications to meet ADA requirements.
  • Transparent financial management: budgeting and financial reporting for administrators.
  • A collaborative partnership: ongoing support and communication aligned with the facility's mission.

The page names three facility types: independent living complexes, assisted living facilities and memory care units, and says its approach is "fully customized" to each organization. Pricing for senior living management is not published; contact the company for a quote. The site describes property management (the building, maintenance, finances), not care services; facility licensing and resident care remain the operator's responsibility.

For tenants: listings, applying and the portal

The Rental Listings page shows available homes "updated in real time from our management system," ranging "from condos to single-family homes." The page describes three steps: browse live listings, "apply online" with "fast, secure applications with online screening," and move in with "a responsive team from application to move-in day."

Current tenants have a Tenant Portal Login link in the site footer, which goes to a resident portal run on the Rentvine property software. The company's articles say tenants can submit and track maintenance requests there at any time.

If you don't see a home that fits, the site says new rentals "are added regularly" and invites you to call 530-450-3366. Application fees, pet policies and deposit amounts for specific homes are not published on the main pages; check each listing or ask.

Where is it, and what areas does it serve?

The site gives its service area as "Auburn, Sacramento & Northern California." Its wildfire article names specific communities where it says it works with owners: Auburn, Roseville, Rocklin, Lincoln, Grass Valley and Colfax. The cost guide also refers to "Auburn and the surrounding Placer County communities."

Address. The site does not publish a street address or say whether visitors can walk in. It works by phone, email, its contact form and a "Schedule a Free Call" link. If you want to meet in person, call to arrange it.

Hours. Office hours are not listed on the site's pages. The contact form says the team replies "within one business day."

What do clients say?

The home page shows a section titled "Rated 5.0 on Google," with a 5.0 rating, the figure "12+ Google reviews" and twelve review quotes. These are the company's own published figures; we have not counted reviews independently. Themes that come up in the quoted reviews:

  • Finding a qualified tenant, including for an out-of-state condo owner who "relied on George."
  • Cleaning and preparing homes before showing them.
  • Prompt replies to tenant service requests (some quotes come from tenants, not owners).
  • Pricing described as "straightforward," "reasonable" and with "no hidden costs."

A dozen or so reviews is a small sample. Asking for references from current owners with a home like yours is a good next step.

Free guides on its site

The site runs a blog with more than 20 articles dated from March 2025 to July 2026, plus a FAQ page that collects "104 answers about managing a rental in Auburn and Northern California." Topics include:

  • A 2026 guide to property management costs in Auburn.
  • Wildfire season prep: insurance, the California FAIR Plan and defensible space.
  • California rental law for landlords (SB 567, notices, deposits).
  • Move-in and move-out inspections and security deposit disputes.
  • A tenant screening checklist with legal requirements.
  • Seasonal and preventative maintenance for Auburn rentals.
  • An Auburn neighborhood guide and a 2025 rental market update for investors.
  • Calculating the true ROI of a rental and the hidden costs of self-managing.
  • Two articles on managing senior living communities.

Market figures in these articles (rent ranges, vacancy rates) are the company's own estimates for a point in time; check the date on each article.
