What is SPMG Property Management in Rocklin?

SPMG Property Management is a property management company that looks after rental homes on behalf of their owners. Its Rocklin website describes "full-service property management for single-family homes, condos, and townhomes throughout Rocklin and its surrounding areas." The same site uses two names for the business: the logo, page titles and footer say SPMG Property Management, while much of the longer copy says Rocklin Property Management. They refer to the same Rocklin office, phone number and email.

The company works for two groups of people:

  • Owners (landlords) who want someone else to find tenants, collect rent, arrange repairs and keep the books. This is where the fees apply.
  • Tenants and applicants looking for a rental in Rocklin or Roseville, or already living in a home SPMG manages. Tenants use the rental listings, the renter criteria and pet policy pages, and a tenant portal for rent and maintenance requests.

Beyond standard home rentals, the site has a separate page offering management for senior living facilities, covered further down. One FAQ answer also mentions helping owners with "residential or commercial properties," but every service page is written for rental homes, so if you own a commercial building, ask before assuming it's in scope.

In short: it's a local, fee-based manager for rental homes in south Placer County and nearby, with flat published percentages and repairs passed through at cost.

Who owns or runs SPMG Rocklin?

The website does not name an owner, a broker, a property manager or any staff member. There is no team page and no bio. The site speaks as "our team" throughout.

The year the company started is not published either. The home page says only that it has "years of experience in the industry."

If knowing who will manage your home matters to you (it should), ask on the first call: who the broker of record is, who your day-to-day property manager will be, and how many homes that person handles.

Is SPMG Rocklin legit? What you can check

Here is what a reader can confirm from the company's own published information:

  • A street address: the contact page lists an office at 4415 Granite Dr, Rocklin, CA, with an embedded map.
  • A working phone and email: (916) 767-0216 and hello@sacramentopmg.com appear on every page.
  • Published fees: the pricing page gives exact percentages for one home and for two or more, and states which costs are not charged.
  • Owner and tenant portals: the portal links on the site open hosted login pages for owners and residents.
  • Reviews: the site's reviews page shows a 5.0 average based on 8 Google reviews, with owner responses to each.
  • Written policies: renter criteria, a pet policy and a maintenance services page are published in detail.

The license question. In California, managing rental property for others for pay is generally licensed work under the Department of Real Estate (DRE). The Rocklin site does not show a DRE license number or a broker's name. That doesn't tell you anything either way; it just means you should ask. Request the broker's name and DRE license number, then look it up yourself on the free DRE public license lookup, which shows whether a license is active and any business names (DBAs) it covers.

Services for landlords, one by one

The site lists ten owner services, each with its own page. Here is what each page says the company does.

ServiceWhat the company says it covers
Rental property preparationA pre-move-in inspection (plumbing, electrical, cosmetic needs), arranging contractors for painting, flooring and appliance installation, professional cleaning, and staging with furniture and decor
Property marketingProfessional photos, listing descriptions, syndication to listing sites such as Zillow and Redfin plus social media, and market research to set the rent
Rental leasingMarketing, tenant screening, preparing the lease, setting up rent collection and lining up maintenance
Rent collectionOnline rent payment through the portal, follow-up on late rent, lease enforcement and owner reports
Tenant supportCommunication with tenants, maintenance coordination, rent follow-up and 24/7 emergency help
Property maintenanceRoutine inspections, maintenance management, an emergency hotline for tenants, budget planning and vendor management
Financial reportsMonthly income statement, cash flow statement, rent roll and an annual budget forecast
Annual property inspectionsExterior, interior, HVAC and safety checks, followed by a written report with photos
Lease renewalsMarket rent analysis, tenant retention, new lease paperwork and renewal inspections
Move-out proceduresMove-out inspection with photos, communication, security deposit handling, help with evictions, and moving utilities back to the owner

The sections below go through the parts that matter most when you're deciding whether to hand over a home.

Getting a home rent-ready and marketed

Preparation. According to the rental property preparation page, the company starts with an inspection to find repairs needed before a new tenant moves in, including plumbing and electrical problems and cosmetic upgrades. It then arranges work through "our network of trusted contractors and vendors" for jobs such as painting, flooring and appliance installation. The page also describes a cleaning crew that cleans the home before move-in, and staging, where furniture and decor are placed to show the space at its best. The site doesn't publish separate prices for cleaning or staging. Repairs and maintenance are billed at cost, so ask whether cleaning and staging are billed the same way.

Marketing. The property marketing page lists five parts:

  1. Professional photography of the home.
  2. Listing on online platforms, naming Zillow and Redfin, plus social media.
  3. Written listing descriptions that highlight features and amenities.
  4. Market research to set the rent.
  5. A marketing plan tailored to whether you own one unit or several.

The About page adds that the company creates 3D tours and lists on "Zillow, Trulia, and many others." On the pricing page, "Property Listing Photos" and "Property Advertising & Listing Network Distribution" are listed as included in every plan, and the company says there is no separate charge for advertising.

Setting the rent. Owners can request a free rent analysis through the form on the home and contact pages, or book a free on-site analysis (more on that under "What happens step by step").

How tenant screening works

Screening is the part owners ask about most, and SPMG publishes its renter criteria in detail. According to the renter criteria page, applicants are checked on:

CriterionPublished standard
Credit score680 or above; for lower scores the company says it offers alternatives "such as a co-signer"
IncomeIncome of at least 2.5 times the rent
Eviction historyThe company says it does not rent to applicants with a prior eviction
Criminal backgroundA background check is part of the application
EmploymentEmployment is verified
Complete applicationRecent pay stubs, a credit report and a reference letter from a previous landlord

The same page says the company follows the Fair Housing Act and applies "objective standards" so each applicant is considered on the same basis. Other pages describe screening in similar terms: credit reports, rental history, income verification and background checks.

For owners, the useful takeaway is that the bar is written down. If your own standards differ (for example, you would accept a lower credit score with a larger deposit), ask whether SPMG can apply owner-specific criteria, and how it handles that within fair housing rules.

Rent collection, owner reports and the portals

Collecting rent. Tenants pay online through the resident portal. The site says tenants can set up automatic or manual payments, and that owners receive funds by electronic deposit ("Electronic Deposits of Monthly Distribution" on the pricing page). When rent is late, the rent collection page says the team follows up, issues notices when needed and enforces the lease.

Reports. The financial reports page lists four reports:

  • Monthly income statement: revenue and expenses for your property.
  • Cash flow statement: money in from rent and out for repairs or upgrades.
  • Rent roll: tenants, lease terms, rent amounts and lease end dates.
  • Annual budget forecast: expected income and costs for the coming year.

The portals. There are two logins, linked from the top of every page. The owner portal shows financial statements and maintenance updates and needs an email and password. The tenant portal handles rent payments and maintenance requests and is available 24/7. Both portal links point to logins hosted by Rentvine, a property management software provider.

Maintenance, emergencies and inspections

How repairs are billed. The pricing page and home page both state that repair and maintenance expenses are "billed at cost." The FAQ says maintenance and repair costs are "simply passed on at cost." In other words, the published fee covers management, and the repair bills themselves come out of rent or your account at what the vendor charged.

Vendors. The company says it coordinates with "reliable vendors in the Rocklin area," schedules the work and checks quality. The site does not say whether there is a dollar limit above which it asks your approval first. That's a standard term in management agreements, so ask for it.

Emergencies. Tenants get a 24/7 emergency hotline (listed on the pricing page) for problems such as burst pipes, flooding, electrical issues or broken windows. Non-urgent items, such as a fridge that isn't cooling, a dripping faucet, or a stove or dishwasher that has stopped working, go through the maintenance software during business hours.

Tenant responsibilities. The maintenance services page says tenants handle small tasks such as replacing light bulbs, pest control issues and smoke detector batteries, and pay for damage they cause.

Annual inspections. According to the inspections page, the yearly visit covers:

  1. The exterior: foundation cracks, roof, landscaping, driveway, walkways, fences and sheds.
  2. The interior: water damage, mold, pests, appliances, plumbing fixtures and electrical systems.
  3. Heating and cooling: filters, ductwork and how the system runs.
  4. Safety: smoke and carbon monoxide detectors, fire extinguishers, stairs and railings.
  5. A report to the owner with photos and recommended repairs.

The FAQ adds that inspections happen through scheduled visits and in response to tenant complaints. Move-in and move-out inspections are also listed as included in every plan.

Lease renewals, move-outs and deposits

Renewals. When a lease is ending, the company says it looks at current market rents, works to keep good tenants, prepares the new lease, and arranges any inspection and paperwork. The page's heading mentions "rent increases," so the renewal is also when rent changes are proposed. The site doesn't say whether there is a fee for renewals; the pricing page lists only the monthly fee and the leasing and placement fee, so ask.

Move-outs. The move-out page describes four steps the company takes:

  • A move-out inspection with a written report and photos.
  • Keeping the tenant and owner updated on the inspection, any repairs and the deposit.
  • Reviewing damage and cleaning charges against the security deposit "in compliance with applicable laws and regulations."
  • Switching utilities back into the owner's name.

Evictions. The same page says that when an eviction is needed because of unpaid rent or a lease violation, the team helps through the process, including issuing notices. The site doesn't publish what eviction help costs or whether an attorney is involved. Ask both questions before you sign. This guide is not legal advice; for a specific eviction or deposit dispute, talk to a California landlord-tenant attorney.

Security deposit alternative. The pricing page lists a "Security Deposit Replacement Program" and a "Resident Benefit Package" among the included items, but the site doesn't explain either one. Ask what they are, who pays for them (owner or tenant), and how a deposit alternative affects your protection if a tenant leaves damage.

Senior living facility management

SPMG has a separate page on managing senior living facilities, and the home page features it as a "specialty service." According to that page, the service covers:

  • Maintenance and repairs, including regular upkeep and emergency repairs.
  • Vendor and contract management: hiring vendors and managing service contracts.
  • Compliance support: keeping up with rules on health, safety and accessibility, and preparing the facility for routine inspections.
  • Resident-focused service: responsive maintenance and clear communication.
  • Financial reporting and budgets: reports on income and expenses and a search for cost savings.

The page describes the property side of a facility (the building, vendors, budgets and inspection readiness), not care services. Pricing for this service is not published; the page asks facility operators to get in touch. If you run a licensed care facility, ask exactly which tasks SPMG would take on and which stay with your administrator and care staff.

How much does SPMG Rocklin cost?

The pricing page publishes two tiers:

PlanMonthly management feeLeasing and placement fee
1 home, condo or apartment8%50% of the first month's rent
2 or more homes, condos or apartments6%25% of the first month's rent

The page states: "No additional charges during vacancies or for advertising, set-up, or inspections. Repair & maintenance expenses are billed at cost." The FAQ repeats the 8% fee and the 50% placement fee and says the published prices "are the prices you will pay."

A worked example. On a home renting for $3,000 a month under the one-home plan, 8% is $240 a month, and the one-time leasing fee is 50% of the first month's rent, or $1,500. Under the two-or-more plan, the same home would be $180 a month and $750 to lease. (This is arithmetic on the published percentages, not a quote. Your rent and terms will differ.)

What every plan includes, according to the pricing page:

  • Market rent price analysis and a property inspection review
  • Listing photos and advertising across listing networks
  • Finding and screening residents, including screening of all animals
  • Lease preparation and legal compliance
  • Move-in and move-out inspections and property evaluations
  • Electronic monthly owner distributions and online rent payment for residents
  • Accounting and reporting, and owner and resident portals
  • Maintenance and vendor coordination
  • A 24/7 emergency hotline
  • A Resident Benefit Package and a Security Deposit Replacement Program

What isn't published: a setup or onboarding fee (the page says there isn't one), lease renewal fees, eviction-related fees, any markup policy on vendor invoices beyond "at cost," early termination terms for the management agreement, and pricing for senior living facilities. Ask for a copy of the management agreement, which is where these terms live.

On the tenant side, the only fee the site publishes is the $250 pet fee (see below). An application fee amount is not published.

Where it is, areas served and hours

  • Office: 4415 Granite Dr, Rocklin, CA (the site's map embed is labeled Rocklin Property Management).
  • Areas: the contact page says SPMG serves "Rocklin, Roseville, and the greater Sacramento area." The referral page talks about homeowners "in Placer County." The rental listings page mentions homes in Rocklin and Roseville.
  • Hours: Sunday to Friday, 6 AM to 8 PM. Saturday closed. Emergencies 24/7.
  • Phone: (916) 767-0216.
  • Email: hello@sacramentopmg.com.
  • Meetings: the schedule page books a free on-site rental analysis, so for owners the first meeting can happen at the property.

If your rental is outside Rocklin and Roseville, call to confirm it's within the area they cover before booking.

For renters: listings, criteria and pets

Finding a home. The rental listings page says available homes range "from condos and studios to spacious single-family homes" in Rocklin and Roseville, and that listings are updated regularly. If nothing fits, the page asks you to contact the team, which will help find a home and set up a viewing.

Applying. Before you apply, read the renter criteria (credit of 680 or above or a co-signer, income of 2.5 times the rent, no prior evictions, background check, employment verification, and a complete application with pay stubs, a credit report and a landlord reference). The site does not publish an application fee amount.

Pets. According to the pet policy page:

  • Cats and dogs are welcome, along with other pets such as fish and hermit crabs.
  • Typically 2 pets per property. Some homes allow more, and some allow no pets.
  • A non-refundable pet fee of $250 per pet, which some properties may waive.
  • List every pet on your application.
  • A list of restricted dog breeds that are not accepted, including pit bulls, Rottweilers, Doberman Pinschers, Cane Corsos and wolf hybrids, among others. Check the page for the full list.
  • No fees for service animals; the company asks for documentation.

Once you live there. Pay rent and submit maintenance requests through the tenant portal, which works 24/7 and lets you track a request's progress. Call the emergency line for urgent problems such as flooding or electrical failures.

What happens step by step

For an owner, the published path looks like this:

  1. Free rent analysis. Fill in the form (name, email, phone and rental property address) on the home or contact page. The company says it will send a rent analysis based on market conditions and your property.
  2. On-site meeting (optional). Book through the schedule page, which uses a 30-minute online calendar. The company says it will meet you at the rental and give you an evaluation of the property, the current market rent and a plan, "at no cost and no obligation."
  3. Agreement. If you go ahead, you sign a management agreement. The site does not publish the agreement, so ask for a copy first.
  4. Rent-ready work. Inspection, repairs through SPMG's vendors, cleaning and staging as needed.
  5. Marketing and screening. Photos, listings, showings, and applicant screening against the published criteria.
  6. Lease and move-in. SPMG prepares the lease and does the move-in inspection. The leasing and placement fee is based on the first month's rent.
  7. Ongoing management. Monthly rent collection and owner deposits, reports in the owner portal, maintenance, annual inspections and renewals.
  8. Move-out. Inspection, deposit accounting and turnover for the next tenant.

The referral program

SPMG runs a referral program for people who know homeowners in Placer County who want to rent out a home. According to the referral page:

  • The payout is $600 for each homeowner who signs a contract through your referral.
  • You submit the referral through a form on the page.
  • The company contacts the homeowner and handles the conversation from there.
  • It says it will call you within 24 hours to tell you the outcome.
  • Payment is made "in any form of payment, within 24 hours of contract signing."

If you hold a California real estate license or work for another brokerage, check your own rules on referral fees before you take part.
