Here is what it does, what it costs and how it works for owners and renters.

VPMG Property Management is an eSEOspace client: we work on its website and search marketing. Its managing broker, Avenir Gedarevich, is the brother of eSEOspace's founder. This guide uses the company's own published information, checked on 22 October 2026, plus a check of the Washington Department of Licensing public license lookup. Every source is listed at the end. We don't rate or score our clients. Fees and policies change, so confirm them on propertymanagementvancouverwa.com before you sign anything.

What is VPMG Property Management?
VPMG Property Management is a local property management company for owners of rental homes in Vancouver, Washington and the rest of Clark County. An owner signs a management agreement, and VPMG then runs the rental day to day: it prepares and prices the home, markets it, screens applicants, signs the lease, collects rent, arranges repairs, inspects the property, handles renewals and deals with move-outs and security deposits. The owner watches all of it through an online owner portal and gets a monthly payout and statement.
The company describes itself as "full-service" and says it focuses on one county only: "We only manage in Clark County." Its home page says it manages "hundreds of single-family rental homes." The about page lists the property types it takes on:
- Single-family homes
- Condominiums and townhomes
- Duplexes and triplexes
- Multi-unit and apartment complexes
- Investment portfolios
According to the about page, the same fee structure (8% of rent, $199 monthly minimum) applies to every property, "from a single rental home to a multi-unit apartment complex."
VPMG is the property management arm of Vancouver Property Group, which the company describes as a real estate brokerage also based in Vancouver, WA. Both operate under the same Designated Broker license. In practice, that means an owner who later wants to sell a managed rental can be referred to the sales side of the same firm. The company also says it is independently owned and is not part of a national franchise.
The business runs on Rentvine, a property management software platform. Owners use the Rentvine owner portal; tenants use the Rentvine resident portal to apply, sign leases, pay rent and request repairs.
Who owns and runs VPMG?
The company's ownership disclosure page says VPMG Property Management "is a trade name of Vancouver Property Group LLC, a Washington State limited liability company," and that the company "is privately and wholly owned by Avenir Gedarevich, who also serves as Designated Broker." It says there are "no outside investors, silent partners, or equity stakeholders."
Avenir Gedarevich is listed as Designated Broker and Senior Property Manager, holding WA Managing Broker License #24033559. The team page says he founded VPMG, oversees every management agreement and lease, and "was born and lives in Vancouver WA." Before starting VPMG, the site says, he handled home sales, studied the rental market and ran day-to-day work at rentals in Clark County. Most of the owner and tenant reviews quoted on the site mention him by name.
The team page names four other people by first name only:
- Yuri, Property Manager: the hands-on manager for leasing and tenant placement, tenant relations, rent collection, routine inspections and owner communication.
- Divora, Real Estate Research Analyst: tracks rents, property values, comparable homes and landlord-tenant rules, and prepares research summaries.
- Rueben, Operations Manager: runs day-to-day operations and builds the automated workflows behind leasing, maintenance and owner reporting.
- David, Web Development & Marketing: runs the website, listing photography and online marketing for vacancies.
The company calls itself "lean on purpose" and says each owner works with the same team from the start. It also says it uses AI-assisted tools for parts of the work: maintenance work-order routing, renewal tracking, inspection scheduling, renters insurance tracking, owner statements, and flagging income ratios and rental history patterns during tenant screening. The site says these tools help the team review applications "faster and more evenly," with people still making the decisions.
Is VPMG Property Management legit?
Here is what a prospective owner or renter can check for themselves:
- Real estate licenses. In Washington, property management for others is licensed real estate activity, and firms and brokers are licensed by the Department of Licensing (DOL). We searched the DOL public license lookup on 22 October 2026. License #25011405 is listed as a Real Estate Firm license for "VPMG Property Management," status Active, city Vancouver. License #24033559 is listed as a Real Estate Managing Broker license for Avenir Gedarevich, status Active, city Vancouver. Both numbers match what the website's footer and ownership page publish. You can repeat the search yourself (select "Real Estate" and enter the number).
- Named legal entity and owner. The site publishes its LLC name, DBA, owner, both license numbers and a street address on a dedicated ownership page.
- A physical office. 4305 NE Thurston Way, Suite D, Vancouver, WA 98662, with a published phone number and email.
- Trust account handling. The company says rent and deposits flow through a property management trust account kept separate from other funds, as Washington real estate licensing rules require.
- Published reviews. The site shows "5.0 from 149 verified Google reviews" and quotes owner, tenant and contractor reviews on its reviews page. That is the company's own display of its Google profile, not an independent rating from us.
- Written policies. The site publishes renter criteria, a tenant screening disclosure naming its consumer reporting agency, a fair housing statement, a pet policy, an ownership and funding disclosure, and an ethics policy.
The site does not publish a founding year, so we have left "in business since" out. If that matters to you, ask the company directly.
How much does VPMG charge?
VPMG publishes a short fee schedule. The pricing page says there are "two and only two fees."
| Fee | Published amount | When it applies |
|---|---|---|
| Monthly management fee | 8% of rent collected, $199/month minimum | Each month the property is managed and rent is collected |
| Tenant placement fee | 50% of the first month's rent | One time, only when a new tenant is placed |
| Setup fee | $0 | None |
| Vacancy fee | $0 | No management fee when no rent is collected |
| Lease renewal fee | $0 | Renewals are covered by the monthly fee |
| Maintenance markup | $0 | Repairs are billed at the contractor's actual invoice |
| Inspection fee | $0 | Periodic inspections are included |
| Advertising fee | $0 | Marketing is covered by the placement fee |
| Tenant application fee | $0 | Applications are free for renters |
How the minimum works. You pay whichever is greater: 8% of rent or $199. The company notes that the minimum only matters for homes renting below about $2,490 a month. For a home renting at $2,800, 8% is $224 a month. For a home renting at $2,000, 8% would be $160, so the $199 minimum applies. (These are our worked examples using the published formula.)
Placement fee example. On a home that leases at $2,800 a month, the one-time placement fee would be $1,400.
What you still pay separately. Repairs, cleaning, paint and other vendor work are owner costs, billed at what the vendor charges. The site says, "Our 8% management fee covers management, not repairs." Utilities during vacancy also stay with the owner: the company keeps power, water and heat on "under owner coverage" between tenants so the home can be shown, cleaned and repaired.
For renters. There is no application fee. Pets are charged a monthly pet fee instead of a pet deposit (see the renters section below). Rent and security deposit amounts are set per listing.
The pricing page lists what each fee covers: the monthly fee pays for rent collection, payouts, statements, 1099s, maintenance coordination, inspections, renewals and portal access; the placement fee pays for photos, marketing, showings, screening, the lease, the move-in walkthrough and utility transfers.
The services, one by one
The site describes eleven services as one rental "lifecycle" that repeats with each new tenant. Here is each one in brief, using the detail from its own service page.
| Service | What VPMG says it does |
|---|---|
| Rental property preparation | Walks the home inside and out, writes a prioritized punch list, coordinates cleaning, paint, minor repairs and curb appeal work, then photographs the home and sets the asking rent from local comparable listings |
| Property marketing | Lists the home within 24 hours of it being rent-ready on Zillow, Trulia, HotPads, Rent.com, Redfin, Zumper, Facebook Marketplace and its own listings page; pre-qualifies inquiries; offers evening and weekend showings |
| Tenant screening and leasing | Screens every adult applicant for credit, income, rental history, criminal background and eviction history; prepares a Washington lease; collects deposit and first month's rent; does a photo move-in inspection |
| Utility coordination | Works out which provider serves the address, requires tenants to put utilities in their name by the lease start, and keeps service on under the owner between tenants |
| Rent collection | Online rent by ACH or card through Rentvine, automatic late fees, written follow-up, formal notices when rent goes unpaid, and coordination with an attorney if an eviction is needed |
| Tenant support | Acts as the tenants' single point of contact; acknowledges non-emergency requests within one business day; 24/7 live response for emergencies |
| Property maintenance | Triage of each request, dispatch to licensed and insured vendors, owner approval above a spending limit, invoices passed through at cost |
| Property inspections | A documented interior and exterior inspection with dated photos between months 6 and 9 of a tenancy, with tiered repair recommendations |
| Financial reports | Monthly owner statement by the 15th, ACH payout, year-end summary, 1099 preparation for vendors |
| Lease renewals | Starts the renewal review 105 days before lease end, runs a fresh rent analysis, and presents renew, month-to-month or re-lease options |
| Move-out procedures | Move-out inspection within one business day of key return, itemized deposit accounting, turnover work and re-listing |
The company also offers a free consultation and an "Instant Rental Analysis" request form. On the site, the analysis form confirms that the team will "follow up with your instant rental analysis within one business day," so treat it as a request for a rent estimate rather than an automatic number on screen.
How VPMG markets a rental and screens tenants
Getting the home ready and priced
Before listing, VPMG walks the property and separates what is needed for habitability from what helps it rent. The site names its usual priorities: neutral interior paint, a professional deep clean, carpet cleaning or replacement, small repairs such as dripping faucets and broken blinds, working appliances, and basic yard work. It says it will tell owners "which upgrades pay off and which ones you can skip." It then prices the home using active comparable listings and recent lease data in the same zip code. Owners pay the vendors for any prep work at cost.
Marketing and showings
The company says it photographs every home professionally and syndicates the listing to the major rental sites at once. Before booking a showing, it checks that the person inquiring meets basic criteria (income range and no prior evictions). It offers evening and weekend showings. If a listing isn't getting enough inquiries within the first week, it says it reviews the price, photos, description and site settings.
On timing, the marketing page says that for well-priced, well-prepared homes in Clark County, "VPMG typically achieves lease execution within 2–4 weeks of listing." Other pages give shorter figures; how fast a particular home leases depends on price, condition and season, so ask for current numbers for homes like yours.
Screening standards
VPMG publishes its renter criteria, and the company says it applies them the same way to every applicant:
- Credit: a 650 or higher credit score.
- Income: gross monthly income of at least 2.5 times the rent. If the applicant has a housing voucher or subsidy, it is subtracted from the rent first, and the 2.5x test applies only to the tenant's share.
- Eviction history: none. The criteria page says eviction history "will result in denial."
- Criminal background: checked for every adult. The site says each case is looked at individually, weighing the type of offense and how long ago it happened.
- Employment: current employment confirmed.
- Complete application: photo ID, proof of income, rental history and landlord references; incomplete applications are not processed.
Every adult (18 and over) applies separately through the Rentvine portal. Applications are free, but an in-person or virtual showing is required before screening starts. The criteria page says most applications get a decision within 1 to 3 business days of being complete. VPMG's tenant screening disclosure names Equifax Information Services LLC as its consumer reporting agency and says the company does not accept comprehensive reusable tenant screening reports.
Approval, lease and move-in
Once screening is done, VPMG presents the owner with a recommendation (approve, approve with conditions, or decline) and the supporting data. Declined applicants get written notice with the reason. VPMG then prepares a Washington residential lease, all adults sign electronically, and the security deposit and first month's rent are collected before keys are handed over. The site says deposits are held in a dedicated trust account. Last, the team does a room-by-room move-in inspection with written notes and dated photos, which the tenant signs, and confirms the utilities have been transferred.
How maintenance and repairs work
Tenants send routine requests through the Rentvine portal, with photos or video. Emergencies go to the 24/7 line at (360) 803-2002. VPMG then sorts each request as routine, urgent or emergency and sends a vendor. The site says it uses only licensed and insured contractors across Clark County, covering plumbing, HVAC, electrical, roofing, appliance repair and more.
The response standards it publishes for its contractors:
| Priority | Examples given on the site | Published target |
|---|---|---|
| Emergency | Burst pipe or flooding, sewage backup, no heat when it is below 45°F outside, sparking outlets, an exterior lock that leaves the home unsecured | Contractor on site or a fix underway within 4 to 24 hours |
| Urgent | Problems affecting habitability, such as a failed fridge or a struggling HVAC system | 2 to 3 business days |
| Routine | Dripping faucet, running toilet, slow drain, cosmetic issues | 5 to 7 business days (complex jobs may take longer) |
For a gas leak, the tenant page tells renters to leave the home and call the gas utility first; for a smoke or carbon monoxide alarm, to leave and call 911 first. VPMG says it gives tenants two days' written notice before a contractor enters for non-emergency work.
Owner control over spending. Each owner sets a pre-approved repair limit; the site says it is "typically $300–$500." Anything above it comes to the owner first with the vendor's estimate. In a true emergency, VPMG says it acts first to protect the property and then tells the owner. Every work order, invoice and completion photo goes into the owner's property file and shows on the next monthly statement.
Tenant responsibilities. The maintenance page lists the small jobs that fall to tenants: lightbulbs, smoke and CO detector batteries, HVAC filters every six months, basic drain care, general cleanliness, trash and recycling, and yard upkeep if the lease assigns it.
Rent collection, owner payouts and statements
Rent is due on the 1st. Tenants pay online through Rentvine by ACH bank transfer or card, with autopay available; the site says there are no checks or drop-offs. If rent isn't paid by the end of the lease's grace period, Rentvine adds a late fee automatically. VPMG then follows up in writing. If rent stays unpaid, the company says it serves a formal 14-day pay-or-vacate notice under Washington law, and if that does not resolve it, it coordinates with a landlord-tenant attorney to file in Clark County Superior Court. The company calls evictions "rare."
What owners receive:
- Monthly ACH payout of net rent to the owner's bank account.
- A monthly statement by the 15th in the owner portal, itemizing rent received, the management fee, maintenance invoices by date and vendor, other charges or credits, the net payout and a running ledger balance.
- A year-end summary per property, organized for the owner's tax preparer.
- 1099 forms: the company says it prepares and files Form 1099-NEC for qualifying vendors by the January deadline.
- Portal access around the clock to statements, invoices, leases, work orders and inspection reports.
The management fee is charged only on rent actually collected. If a tenant doesn't pay, the company says there is no management fee for that rent.
Inspections, renewals and move-outs
Inspections between months 6 and 9
Beyond the move-in and move-out walkthroughs, VPMG inspects each home once between the 6th and 9th month of a tenancy. The inspection covers every room and the exterior (roof as seen from the ground, gutters, siding, foundation, fencing, landscaping), checks detectors, looks for moisture, mold and pests, and confirms that the people and pets living there match the lease. Tenants get at least two days' written notice. The owner receives a written report with photos, sorting issues into "immediate action," "within 30 to 90 days" and a "watch list" of items showing wear. There is no per-visit fee.
Lease renewals
VPMG starts each renewal review 105 days before the lease ends. The company explains the timing: Washington requires 90 days' written notice of a rent increase, so the extra two weeks give it time to review the tenancy and get the owner's decision. It reviews the tenancy, runs a fresh rent analysis, and recommends one of three paths: renew at a new rent, go month-to-month, or decline and re-lease. The company says it keeps increases within Washington's statewide rent increase cap. Renewals carry no fee.
Move-outs and security deposits
Re-marketing starts as soon as a tenant gives notice. VPMG says it inspects within one business day of key return, compares the result room by room with the move-in report, and sends the tenant an itemized deposit accounting letter within Washington's 30-day deadline, with vendor invoices for any deductions. It separates deductible damage (large holes, burns, pet damage, missing fixtures) from normal wear and tear (small nail holes, gradual carpet wear, faded paint), which cannot be deducted. For homes that need little work, the company targets a new listing within 3 to 5 days of key return.
Where VPMG manages, and office hours
VPMG says it manages only in Clark County, Washington. Its service area pages name these communities:
- Vancouver, Cascade Park, Felida, Hazel Dell, Lake Shore, Mill Plain, Mount Vista, Orchards and Salmon Creek
- Battle Ground, Brush Prairie, Camas, Hockinson, La Center, Ridgefield, Washougal and Woodland
If your rental is in Portland or elsewhere in Oregon, it is outside the published service area.

For renters: listings, criteria and pets
Listings. VPMG's rental listings page can be filtered by bedrooms, maximum rent, home type and city. When we checked on 22 October 2026 it showed 25 listings, mostly single-family homes plus some condos, townhouses, a duplex and an apartment, with asking rents from $1,395 to $4,795 a month. Most were in Vancouver, with others in Battle Ground, Camas, La Center, Ridgefield and Washougal. Listings change daily, so check the page for what is available now.
How to apply. Review the renter criteria, tour the home in person or virtually (required), then click Apply Now on the listing. There is no application fee.
Pet policy. The pet policy page says:
- Most homes allow up to two pets, but each owner decides, and some homes are pet-free. The listing states the limit.
- Instead of a pet deposit, there is a monthly pet fee of $25 per pet, and some large dogs up to $50 a month, disclosed before you sign.
- Certain dog breeds are not accepted in any VPMG-managed home "due to insurance and safety requirements." The page lists them, including pit bulls, Rottweilers, Doberman Pinschers, Cane Corsos, Belgian Malinois and wolf hybrids, and says mixed breeds showing those traits may be reviewed.
- Service dogs are welcome at every property with no fee or deposit and are exempt from breed rules; documentation may be requested under fair housing guidelines.
- All pets must be listed on the application. An undisclosed pet is a lease violation.
Living in a VPMG home. Tenants pay rent and request repairs through the portal, get non-emergency requests acknowledged within one business day, and can reach a live person around the clock for emergencies. The company also says it tracks renters insurance for every tenant and follows up when a policy lapses.
Fair housing. VPMG says it is an equal housing opportunity provider and follows federal, Washington State and local fair housing law. Fair housing questions go to info@vancouverpmg.com.
Contracts, cancellation and other policies
- Cancelling management. The pricing page says management agreements "can be terminated with proper notice as outlined in your management contract," with "no long-term lock-in penalties or cancellation fees." The notice period itself is not published; read it in the agreement before you sign.
- Repair pricing. No markup on vendor invoices, and the company says it takes no kickbacks or referral fees from vendors.
- Repair approval. Owner-set approval limit; larger jobs need the owner's OK except in emergencies.
- Trust accounting. Rent and deposits held in a trust account separate from company funds.
- Screening. Written criteria, a named consumer reporting agency, and written notice to applicants who are declined or approved with conditions.
- Referral program. Anyone who refers a Clark County landlord gets $500 once VPMG places a tenant in the referred property, paid by the method the referrer chooses. The company says there is no cap and it may change or end the program at any time.
- How the company is funded. Its funding disclosure says revenue comes from management fees, and that it does not sell leads or carry third-party advertising on its site.
The site's guides on Washington landlord law are general information. This guide is not legal or tax advice either; for a specific dispute or tax question, talk to a Washington attorney or a tax professional.
How it compares with other options
Owners in Clark County generally choose between a few kinds of setup. The trade-offs below are general; they are not claims about any particular company.
| Option | What you get | Typical trade-off |
|---|---|---|
| VPMG Property Management | Full-service management in Clark County, 8% of collected rent ($199 minimum) plus 50% of first month's rent per placement, Rentvine owner portal, broker oversight | Clark County only; repairs and turnover work are extra owner costs; the minimum fee matters on lower-rent homes |
| Self-managing | No management fee, full control | You handle screening rules, notices, deposits, repairs and after-hours calls yourself |
| A large regional or national management firm | Bigger staff and wider coverage, often across state lines | Fee schedules vary widely; check add-on fees for leasing, renewals, inspections and maintenance |
| A leasing-only (tenant placement) service | Marketing, screening and lease signing only | You run rent, repairs and renewals after move-in |
| A solo agent or friend who "helps out" | Low cost and a personal relationship | Managing rentals for others in Washington requires a real estate license; reporting and trust accounting may be informal |
Who it suits, and who should look elsewhere
A good fit if you…
- Own one or more rentals in Vancouver or elsewhere in Clark County and want them managed end to end
- Live out of the area or don't want to take tenant or repair calls
- Want a short, written fee schedule with no setup, vacancy, renewal or inspection fees
- Like checking statements, invoices and inspection photos online at any time
- May want to sell later through the same broker's real estate side
Look elsewhere if you…
- Own property outside Clark County, including in Portland or elsewhere in Oregon
- Only want tenant placement and plan to manage the rest yourself (ask whether a leasing-only arrangement is possible)
- Own a low-rent unit where the $199 minimum would be a large share of the rent
- Want to choose your own tenants regardless of written criteria (VPMG applies its published standards to every applicant)
- Need legal advice on a dispute: that is a job for a landlord-tenant attorney
Questions to ask before you sign
- What notice period does the management agreement require if I want to end it, and is there any fee for leaving?
- Can I see a sample monthly owner statement and an inspection report?
- What repair approval limit do you recommend for my property, and can I change it?
- Who will be my day-to-day contact, and who answers the emergency line after hours?
- How long have homes like mine (size, area, rent level) taken to lease recently?
- Which of my current lease terms, pet rules or tenants would carry over if I switch to you mid-lease?
- What happens to the placement fee if a tenant breaks the lease early?
- Does my property's HOA, insurance or financing affect your screening or pet rules?
How to get started
- Read the pricing page and the services overview.
- Request a rent estimate through the Instant Rental Analysis form, or book a free consultation. The company says it replies within one business day.
- In the consultation, VPMG says it will discuss your property and goals, give a rent estimate, walk through the 8% fee and what it covers, and leave the decision to you with no obligation.
- Or call (360) 803-2002 (Sunday to Friday, 8 AM to 6 PM) or email info@vancouverpmg.com.
- Renters can go straight to the rental listings and the renter criteria.
