AppFolio vs Buildium vs Rent Manager: Website and Listing Integration Compared

This article is part of our Real Estate & Property Management Marketing Guide: how buyers, sellers, owners and tenants find you online, what the housing ad rules allow, and how to choose the right help. Want to know where your site stands? Get a free 20–30 page website audit within 24 hours.

All three platforms can put your vacancies on your website and push them to listing sites. The real differences are in the website product each one offers, how open its API is, and which plan unlocks what. Those differences decide how much control you have over your own site.

This comparison uses only each vendor's own pages, checked 29 October 2026. Features and plans change, so treat everything here as "as of October 2026" and confirm with the vendor before you switch. It is part of our Real Estate and Property Management Marketing Guide.

We do not rank the platforms. Your accounting needs, portfolio type and team size matter more than website features when you pick software. This article helps with one narrower question: how each platform fits with the website that brings you owners and tenants.

Key Takeaways

  • AppFolio, Buildium and Rent Manager each say they can post vacancies to your website and to listing sites from inside the software.
  • Each vendor offers its own website product, from Buildium's included hosted site to Rent Manager's templates and custom builds.
  • API access differs by plan: AppFolio lists read-only API on Plus and read/write on Max, and Buildium lists its Open API on Premium.
  • A vendor-built site can save setup time, but check who controls the domain, content and design before you commit.
  • Ask each vendor how listings appear on a site they did not build, since some companies use a separate marketing website.

What "website integration" really means

When a vendor says its software "integrates with your website," it can mean four different things. Ask which ones they mean.

  1. Vacancy listings on your site. Available units show on your own website and update when the unit changes in the software.
  2. Listing syndication. The software sends your vacancies to rental sites such as Zillow or Apartments.com. We explain the basics in rental listing syndication.
  3. Portals and payments. Owners and residents log in to pay rent, see statements or submit work orders. See tenant portals and online rent payments.
  4. API access. An API (application programming interface) lets a developer pull data, such as listings, into a custom site or another tool.

A site can have the first three without the fourth. The API matters most if you want a custom-built site with listings designed to match it.

AppFolio

Website and listings

AppFolio's marketing and leasing page describes AppFolio Sites as "a modern, mobile-responsive website that's fully integrated with the AppFolio Platform." The same page says its Vacancy Posting tool shares "vacancies on your website and internet listing services with a single click."

The page also describes a Vacancy Dashboard that puts vacancy posting links and tasks in one view. It mentions interactive property maps and 3D virtual tours on an AppFolio-powered website.

Syndication

According to the same page, AppFolio "automatically syndicates rental listings to major rental platforms including Zillow, Apartments.com, and Zumper." A Premium Listing option sends listings to "dozens of the top pay-to-list websites," and AppFolio says you "only pay for verified leads."

API and plans

AppFolio's pricing page lists three plans as of October 2026:

  • Core: "Starting at $1.49" per unit per month, with "Minimum spend and 50 unit minimum apply." Includes AppFolio Stack standard integrations.
  • Plus: "Starting at $3.20" per unit per month. Adds Stack premium integrations and "AppFolio API (read only)."
  • Max: "Starting at $5.00" per unit per month. Lists "AppFolio API (read/write)."

The pricing page does not state the minimum spend amount or an onboarding fee. AppFolio's Stack API page lists a listings endpoint to "Get all listings that meet the filter criteria." That is the data a developer would use to show listings on a custom site.

Buildium

Website and listings

Buildium's property management website page calls it "A free website for property managers, hosted by Buildium." The page says the site is an included feature with Buildium.

According to that page, you can:

  • Use a website template and upload your logo
  • Host your rental application so prospects "can apply right on your site"
  • Host documents such as tenant handbooks
  • Add Resident Center and Owner Portal login links

Syndication

Buildium's rental listing syndication page says you can "Post to your website and syndicate rental listings." It names Apartments.com, Apartment List, the Zillow Rental Network, Zumper and Craigslist, and its FAQ adds Dwellsy, RentPath and Rental Beast.

The page describes posting as "Click one time to list your rental on multiple sites." It does not say how quickly later edits reach each listing site, so ask.

API and plans

Buildium's pricing page lists three plans as of October 2026:

  • Essential: "starting at $65/month"
  • Growth: "starting at $202/month"
  • Premium: "starting at $420/month," described as including the "Full AI and Automations suite, plus Open API"

The pricing page lists the hosted website, listing syndication, resident portal and owners portal as features. The page text does not make clear which tier includes each one, so confirm before you buy. Buildium's Open API page says the API "integrates your most critical property, resident and accounting data" with other applications.

Rent Manager

Website and listings

Rent Manager's website services page describes three paths:

  • Web Template Suite: "fully integrated with Rent Manager," with "no development or programming experience necessary."
  • rmWebPro: you pick a starter theme and fill in a questionnaire, and Rent Manager's team builds the site "In as little as two weeks."
  • Custom design: built on a WordPress content management system, starting with branding, strategy and audience.

The page says the sites make it "easy to post, update and remove vacancies" and can "accept online payments, applications, and work orders." It also says the sites give owners "access to financial information and contributions."

Syndication and portals

Rent Manager's marketing and leasing page says you can "push listings to your company website and industry-leading ILS sites." ILS means internet listing service, such as a rental listing site. The page says "All data changes in Rent Manager automatically update on each ILS site."

The same page says you can build application templates "that prospects can easily access and complete on your website." It describes a prospect and tenant portal for paying rent, signing leases and submitting maintenance requests, plus the rmResident mobile app.

Plans

Rent Manager's pricing page lists Basic, Plus and Premium bundles with no prices, only a quote request, as of October 2026. Basic lists "Online Applications & Unlimited eSignatures" and "Owner/Prospect Portals & Tenant App." Premium lists an "MCP Connector." The page shows custom website building as a separate add-on, and no bundle lists an API item.

Vendor-built site or your own site?

Each vendor's website product is built to show its own data with little setup. That is a real benefit for a small team. The tradeoff is control.

Before you commit, ask:

  • Who controls the domain? Make sure the domain is registered in your company's name, not the vendor's.
  • Can you move the content? If you change software, can you export pages, blog posts and images?
  • How much can you change? Templates can limit page layouts, owner landing pages and area pages.
  • How do listings render? Do vacancies appear as part of your page, or inside an embedded frame or on a separate address?
  • Who adds tracking? Can you add your own analytics and form tracking to owner pages?

Some property managers keep a separate marketing website for owners and use the software for listings, applications and portals. If that is your plan, ask each vendor how its listings and portal links work on a site it did not build. Our list of property management website must-haves covers what that site needs.

Your website also carries your owner marketing, which software does not do for you. See getting more owner leads for a property management company for that side.

Questions to ask on a demo

Bring this list to each vendor demo:

  1. Which of your plans includes the website product, and is there an extra fee?
  2. How do vacancies appear on a website you did not build?
  3. How fast do edits reach each listing site?
  4. Which listing sites are free, and which charge you?
  5. Does my plan include API access, and is it read-only or read/write?
  6. Can owners and residents reach their portals from my own domain?
  7. What happens to my website and domain if I leave?

Write down the answers, and ask the vendor to point you to the page or contract term that says it.

Next step

Once you know which platform fits, plan the move carefully so listings, portal links and tracking all work on day one. Our property management website launch checklist walks through the steps. Frequently asked questions

Which is best for a property management website: AppFolio, Buildium or Rent Manager?

It depends on your portfolio and how much control you want. All three say they can post vacancies to your site and to listing sites. Compare the website product, API access and plan cost against your needs, using each vendor's current pages.

Does Buildium include a website?

Buildium's website page says a hosted property management website is an included feature, as of October 2026. Its pricing page lists the website as a feature but does not make clear which plan includes it. Confirm with Buildium for your plan.

Can I show AppFolio listings on a website AppFolio did not build?

AppFolio's Stack API lists a listings endpoint, and the pricing page lists read-only API access on the Plus plan. Ask AppFolio what options your plan includes for showing listings on an outside site.

Does Rent Manager publish its prices?

Not as of October 2026. Rent Manager's pricing page lists Basic, Plus and Premium bundles and asks you to request a quote. Custom website building is shown as a separate add-on.

Should I use the software vendor's website or a custom site?

A vendor site can be quick to set up and shows your data with little work. A custom site gives you more control over design, owner pages and content. Some companies pair a custom marketing site with the vendor's listings and portals.
