The AppFolio MCP server, called the Realm-X Connector, links Claude to AppFolio's Realm-X AI agent. Instead of exposing raw API calls, it lets Claude hand operational work to Realm-X, which carries it out inside AppFolio. AppFolio hosts it at https://mcp.appfolio.com/mcp.
Checked against: Claude's AppFolio Realm-X listing, AppFolio's launch announcement, AppFolio's blog post and AppFolio's 29 September 2026 release on 2 November 2026, plus the server's public OAuth metadata. AppFolio's setup article requires a login and could not be opened. eSEOspace did not install or test this server.
Key Takeaways
- AppFolio announced the connector on 9 June 2026 and debuted it at the Apartmentalize conference, 17 to 19 June 2026.

What it can do
Claude's listing says you can analyze data, create reports and presentations, "build and trigger complex workflows to run in AppFolio," and "drive actions across leasing, maintenance, accounting, and communications."
The listing has one tool, chat. Claude sends a request to Realm-X, and Realm-X runs the multi-step work in AppFolio. AppFolio's announcement contrasts this with tools that only expose API endpoints or raw data.
AppFolio's blog post gives three examples:
- Listings. Review a property's listings, suggest improvements and update the marketing descriptions in AppFolio.
- Retention. Run a year-over-year occupancy analysis by property, with retention actions and a team memo.
- Maintenance. Find which properties resolve work orders fastest and where the bottlenecks are.
Because the work runs through one chat tool, you cannot allow or block individual actions in Claude's tool settings. Control comes from AppFolio's permissions and plan.
How to connect it
In Claude, open Customize > Connectors, find AppFolio Realm-X in the directory and connect. You sign in with your AppFolio account. The server's published OAuth metadata names AppFolio's account service as the authorization server and lists an af.property:any scope.
AppFolio documents the steps in a knowledge base article that requires an AppFolio login. On Claude Team and Enterprise plans, an owner may need to add the connector first.
Security notes
- Your permissions apply. Claude's listing says "Your AppFolio user permissions securely govern all activity."
- Platform guardrails. AppFolio says each action is "governed by native domain logic, trusted accounting rules, and compliance guardrails."
- Approve actions. AppFolio's blog says you "approve every action." Keep Claude's approval prompt on for the
chattool too. - Least privilege. Connect with an AppFolio user whose role fits the job. A reporting user does not need accounting rights.
- Tenant data. Resident and owner records are personal data. Keep chats that contain them in approved company accounts.
Resident messages and maintenance notes can carry hidden instructions. Read prompt injection through tool results, the MCP project's security best practices and our MCP Security Center.
Alternatives
- Jobber MCP server for maintenance and home service businesses.
- DocuSign MCP server for lease agreements.
- QuickBooks MCP server for smaller landlords who keep books outside AppFolio.
