Best MCP Servers for Real Estate in 2026

This list is part of our best-of MCP lists, within The MCP Guide. Entries are checked against each vendor's own pages; inclusion is editorial and not paid.

The best MCP servers for real estate in 2026 are run by data and listing companies: Zillow, ATTOM, Cotality, HouseCanary, BatchData, Regrid and Repliers. Add Google Maps for neighborhood context and Docusign for paperwork. Agents and investors mostly need one listings or property data source plus one transaction tool.

MCP (Model Context Protocol) is the open standard that lets an AI app such as Claude or ChatGPT call outside software. Connected to a property data server, it lets you ask "Pull comps for 412 Oak Street and estimate rent" or "List parcels over two acres zoned commercial in this county."

We checked every entry against the vendor's own pages on 2 November 2026. eSEOspace did not test these products. For the bigger picture, read our guide to MCP for real estate.

Key Takeaways

  • Zillow launched an official Claude connector in October 2026, and it needs no Zillow account.
  • Most property data servers (ATTOM, Cotality, HouseCanary, BatchData, Regrid) bill MCP calls against your existing API plan, with no separate MCP fee where stated.
  • Regrid and Google Maps both require you to turn off model training for any AI that receives their data.
  • BatchData includes skip tracing plus DNC and TCPA checks, so outreach rules apply to what the AI pulls.
  • Repliers connects live MLS data but says sold data needs agreements with your MLS.

How we chose

We used the MCP Guide's standard listicle criteria:

  • Live and public. The vendor must publish its own MCP server or connector. We opened each page on 2 November 2026.
  • Clear pricing. Prices come only from official pricing pages. If a vendor does not publish prices, we say so.
  • Security basics. The docs must describe authentication, token scopes or logging.

We left out community servers that scrape Zillow, Redfin or RentCast data. We also left out ChatGPT-only portal apps we could not open as standalone MCP servers. AppFolio's own Realm-X Connector has been in Claude's directory since June 2026 and is covered in our AppFolio MCP server profile. We found no vendor-built MCP server for Buildium, Yardi or Follow Up Boss on 2 November 2026. The order below is not a ranking. Browse other lists on the MCP Guide's best-of hub.

Zillow logo1. Zillow: home search and Zestimates in Claude

What it is. Zillow announced on 19 October 2026 a connector that brings home search, home values and affordability tools into Claude. The Claude listing shows nine tools at https://mcp.zillow.com/api/v2, including zillow_property_search, get_zestimate, get_rent_zestimate and calculateHomeAffordability.

Best for: Agents answering buyer questions, and consumers exploring homes and rentals.

Pricing: No price listed. The listing says "No Zillow account required."

Pros:

  • Zillow says it "doesn't send data to Anthropic" and shows its own MLS-approved listing display.
  • Users can request a tour or reach an agent from the chat.
  • Rent and sale estimates in one place.

Cons:

  • Built for consumer search, not bulk data or exports.
  • Read-only lookups; nothing writes to your CRM.

Checked against: Zillow Claude listing and Zillow press release on 2 November 2026.

ATTOM logo2. ATTOM: national property, valuation and permit data

What it is. The ATTOM MCP Server maps AI tool calls to ATTOM endpoints for property details, AVMs, comps and sales history. ATTOM's FAQ adds ownership, tax history, permits, schools, neighborhood traits and risk factors, with "key-based authentication aligned with ATTOM's existing systems."

Best for: Proptech platforms, lenders and investors who need nationwide property records.

Pricing: Not published. ATTOM's MCP page offers a free trial and a "Request More Information" form.

Pros:

  • Broad data coverage from one provider.
  • Central server with permissions, logging and usage monitoring, per ATTOM.
  • Works with any MCP-capable AI provider.

Cons:

  • No public price or endpoint URL on the product page.
  • Built for developers and data teams more than individual agents.

Cotality logo3. Cotality (formerly CoreLogic): property, market and climate risk

What it is. Cotality launched its MCP Server on 31 March 2026 for CLIP IDs, property details, climate risk and market trends. Its developer docs describe one HTTP streaming endpoint where your bearer token's scopes decide which tools appear.

Best for: Mortgage, insurance and valuation teams doing underwriting and risk work.

Pricing: Not published. Tool access depends on your Cotality license.

Pros:

  • Token scopes limit tools to what you license.
  • Includes climate risk data.
  • Prompt templates and reference resources come with the server.

Cons:

  • Most tools need a CLIP ID, so you resolve addresses first.
  • Enterprise sales process; no self-serve price.

HouseCanary logo4. HouseCanary: valuations, forecasts and rental estimates

What it is. HouseCanary's MCP server exposes 149 tools across 11 categories, covering valuations, 36-month forecasts, comps, rental estimates, hazard data and portfolio monitoring. You install it with pip install housecanary-mcp or run uvx housecanary-mcp.

Best for: Investors, lenders and portfolio managers who already use HouseCanary's API.

Pricing: HouseCanary says "there's no separate MCP fee"; calls bill as normal API calls. Its pricing page lists Pro at $79 per month ($790 per year) and Teams at $199 per month ($1,990 per year), plus usage-based costs.

Pros:

  • Existing API credentials work as-is.
  • Forecasts and data from property up to state level.
  • Clear statement that MCP has no extra fee.

Cons:

  • Runs locally with your username and password in environment variables.
  • 149 tools is a lot for one AI client to load.

BatchData logo5. BatchData: property records, comps and skip tracing

What it is. BatchData's MCP server runs at https://mcp.batchdata.com over Streamable HTTP. Tools cover property lookup, comps, skip tracing, phone verification, DNC and TCPA checks, address verification and property search. It uses the same data as the API, which BatchData puts at 140+ million property records.

Best for: Investors and lead-generation teams building outreach lists.

Pricing: Each tool call "counts as a standard API request." The pricing page lists Property Data from $1,000 per month (Growth) and Skip Tracing from $2,000 per month. It also lists the MCP server under custom enterprise solutions.

Pros:

  • OAuth sign-in for Claude, ChatGPT and Cursor.
  • DNC and TCPA status come with phone data.
  • Property search added in January 2026.

Cons:

  • BatchData warns a Bearer API token acts as "a master key" and bypasses user access controls.
  • Skip tracing raises privacy and calling-law questions; keep a human on outreach.

Checked against: BatchData MCP help article and pricing page on 2 November 2026.

Regrid logo6. Regrid: nationwide parcel and zoning data

What it is. Regrid's MCP page gives one connection URL, https://support.regrid.com/mcp. Without a token, it answers schema and documentation questions. With a Regrid API token, it returns live parcel records with ownership, addresses, zoning and building data.

Best for: Land buyers, developers and site selection teams.

Pricing: No separate MCP fee. Live records bill per record against your existing API tier; docs search, schema lookups and match counts are free. Regrid's MCP page links to its API monthly plans, which we could not load.

Pros:

  • Tokens can be limited to certain fields, such as excluding owner names.
  • Built from Regrid's live OpenAPI spec.
  • Free documentation access helps developers plan queries.

Cons:

  • You must disable "Model Training" or "Data Sharing" in your AI account before using Regrid data.
  • Meant for API-tier clients, not Bulk File or FTP customers.

Checked against: Regrid MCP page and Regrid MCP blog post on 2 November 2026.

Repliers logo7. Repliers: live MLS listings for brokerages and builders

What it is. Repliers offers a hosted MCP server at https://mcp.repliers.io and an MIT-licensed self-hosted version on GitHub. It searches listings, pulls comparables and days on market, estimates values and builds market reports.

Best for: Brokerages and proptech teams building tools on MLS data.

Pricing: Repliers says it offers "a free preview plan complete with sample data," and an API key needs no credit card. Paid tiers are not listed on the MCP page.

Pros:

  • Open source, so you can review the code.
  • Works with Claude and ChatGPT custom connectors.
  • Uses the access controls MLSs and brokers already rely on, per Repliers.

Cons:

  • Repliers says MLS integration requires licensed real estate agents, and sold data needs your MLS agreements.
  • You are responsible for following your MLS's rules.

Checked against: Repliers MCP page on 2 November 2026.

Google logo8. Google Maps agent tools: places, commutes and weather

What it is. Google's Maps Experience agent tools, formerly Maps Grounding Lite, provide an MCP server for place search, weather and routes. The endpoint is https://mapstools.googleapis.com/mcp, with API key or OAuth sign-in.

Best for: Agents writing neighborhood guides and buyers comparing commutes.

Pricing: Essentials costs $7.00 per 1,000 requests after 10,000 free requests per month. Pro options cost $14.00 per 1,000 after 5,000 free and need allowlist access.

Pros:

  • Google-sourced place data with Place IDs.
  • Generous free monthly allowance.
  • Works with Gemini CLI and other MCP clients.

Cons:

  • Google says you "must not use" it with models that train on input data.
  • Maps sources must be shown next to the content they support.

Checked against: Google Maps agent tools docs on 2 November 2026.

Docusign logo9. Docusign: offers, disclosures and signatures

What it is. Docusign's Claude connector at https://mcp.docusign.com/mcp lists 20 tools, including getEnvelopes, createEnvelope, getTemplates and triggerWorkflow. Our Docusign MCP server profile covers setup.

Best for: Agents and brokerages that send offers and disclosures through Docusign.

Pricing: Docusign's eSignature pricing lists Personal at $11 per month, Standard at $30 per user per month and Business Pro at $45 per user per month, on annual plans.

Pros:

  • Check which envelopes are still waiting on a signature.
  • Template access speeds up repeat forms.
  • Anthropic verified in Claude's directory.

Cons:

  • Can create and send envelopes, so keep approvals on.
  • Not a transaction management system for brokerage compliance files.

Checked against: Docusign Claude listing on 2 November 2026.

How to use these safely

Real estate data mixes public records, licensed MLS data and personal information about owners. A few rules keep you out of trouble:

  1. Read the data terms first. Regrid, Google and Repliers all set conditions on AI use, from training opt-outs to MLS agreements.
  2. Scope tokens tightly. Cotality and Regrid support scoped tokens; BatchData warns that API tokens bypass user controls. Our guide to excessive permissions in MCP explains the risk.
  3. Keep a human on outreach. Skip-traced phone numbers and owner data should not feed automated calls or texts.
  4. Check AI estimates. An AI summary of a Zestimate or AVM is still an estimate. Confirm with comps before advising a client.

Frequently asked questions

Does Zillow have an official MCP server?

Yes. Zillow's Claude connector lists the URL https://mcp.zillow.com/api/v2 and nine tools. Zillow's October 2026 release also says it already has a ChatGPT experience and a rentals-focused experience in Gemini.

Is there an MCP server for my MLS?

Repliers connects to MLS data through its API, but it says you need the right MLS agreements, especially for sold data. Ask your MLS about its AI and data-licensing rules before connecting.

Are there MCP servers for property management software?

Yes, for AppFolio. Its Realm-X Connector runs at https://mcp.appfolio.com/mcp and has been in Claude's directory since June 2026; see our AppFolio MCP server profile. We did not find vendor-built servers for Buildium, Yardi or Follow Up Boss on 2 November 2026. Community servers exist, but check who maintains them before you connect tenant or client data.

Which of these are free?

Zillow needs no account, Regrid's documentation tools are free, Repliers has a free preview plan and Google Maps gives 10,000 free Essentials requests a month. Property data servers such as ATTOM, BatchData and HouseCanary bill through paid API plans.

Can AI write my listing descriptions with these servers?

These servers supply facts, not finished copy. An AI app can draft a description from the data, but you should check every detail and follow your MLS and fair housing rules before publishing.
